Impact windows in Lehigh Acres, FL

Hurricane-rated windows and doors for Lehigh’s block ranches and newer builds: jalousie replacement, Lee County permits and no shutters to store.

Impact windows for Lehigh Acres homes

Lehigh Acres has the oldest window stock in Lee County and some of the newest. The grid was platted in the 1950s and 60s as quarter-acre lots, filled in through the 70s and 80s with concrete block ranches, filled in again during the 2000s boom, and is still being built on today. That means we turn up to 1970s jalousie glass on one street and a 2021 build with builder-grade non-impact windows on the next. Both get the same answer: impact-rated windows and doors, permitted through Lee County, with nothing left to hang when a storm comes in off the Gulf.

What makes a Lehigh Acres job different

Block walls, and what is in them

The classic Lehigh house is concrete block, which is the best thing you can fix an impact window into, because the anchors go into solid material rather than a timber frame. What we check for is older steel lintels above the openings, past repairs that left a hole out of square, and original stucco that will want patching once the old frame is out. None of it is unusual. All of it belongs on the estimate rather than in a surprise.

Jalousie and awning glass in the Florida room

A large share of the older homes here still have jalousie slats or crank-out awning windows, usually in an enclosed carport or Florida room. They leak air, they leak water, and they offer no storm protection at all. Replacing a jalousie bank with one impact-rated unit is often the single biggest comfort change in the house.

Inland, so the numbers are different

Lehigh Acres sits well east of the river, and required design pressures are generally lower here than out toward Fort Myers Beach. That can make the same size window cheaper than it would be on the coast. It does not make it optional. The whole county is in the wind-borne debris region, so the glass still has to be rated and approved.

Usually no committee to satisfy

Most of the old Lehigh grid has no homeowners association, so there is no architectural review to wait on and no approved color list. You choose the frame, we order it. The newer gated pockets are the exception, and they work like any other HOA.

Lots of houses, few at a time

Because the lots are scattered rather than built in one go, we quote and schedule each address on its own. If two or three neighbors want the same work, say so: one mobilization across several houses is cheaper than three.

What it costs in Lehigh Acres

Expect $850–$1,500 for a standard vinyl impact window, which is what most block ranches out here end up with, and $1,100–$2,000 if you want aluminum frames. Replacing a jalousie bank with one unit lands in the same range as a large window, $1,800–$3,200, because the opening is wide. A standard sliding door is $2,500–$4,500. Doing a whole three-bedroom block house is usually toward the lower end of $12,000–$28,000. The full pricing breakdown shows how each of those is put together.

Lehigh Acres questions

Who issues the permit in Lehigh Acres?

Lehigh Acres is unincorporated, so the permit goes through Lee County rather than a city building department. We file it, meet the inspector and close it out as part of the job.

Can you replace jalousie and awning windows?

Yes, and it is one of the most common jobs out here. A jalousie opening in an old Florida room usually comes out and goes back as a single impact-rated fixed or roller window. The opening sometimes needs squaring up first, which we will tell you at the measure rather than on install day.

Does being inland mean I need a lower-rated window?

Design pressures are generally lower in Lehigh Acres than out on the coast, which can make the product cheaper for the same size opening. It does not make you exempt: Lee County sits in Florida's wind-borne debris region, so the glass still has to be impact-rated and approved.

My house is a 1970s block ranch. Will the openings take impact windows?

Almost always, yes. Concrete block is a good host for an impact window, since the fixing is into solid material. The things we look for are rusted steel lintels, previous repairs that left the opening out of square, and original stucco that will need patching back. All of that is normal and all of it is priced at the measure.

I do not have an HOA. Does that make it simpler?

It removes a step. Most of the older Lehigh grid has no association, so there is no architectural approval to wait on and you can pick any frame color you like. Newer gated sections off Bell Boulevard and around Mirror Lakes are the exception, so check your own documents.

Can I do the windows in stages?

You can, and plenty of people here do. It costs a little more per window across two trips, and a partial job does not qualify for a wind mitigation credit until every opening is protected. If you are staging it, start with the largest openings and the sliding door.
