Impact windows
Single-hung, roller, casement and fixed picture windows, measured to each opening and finished in an ARC-approved color.
Hurricane-rated windows and doors for Estero’s gated communities and condos: ARC submittal, Village of Estero permit and the design pressure for your address, handled.
Estero is a replacement market, not a new-build one. Most of the village went up between the late 1990s and the 2010s, which means thousands of homes here were built with aluminum single-hung windows and accordion or panel shutters, code-compliant at the time, and now twenty-odd years into a Florida life. We swap those openings for impact-rated windows and doors, so there is nothing to hang when a storm heads up the coast.
Estero is unusually gated. Grandezza, Pelican Sound, Bella Terra, Corkscrew Shores, The Brooks, Rookery Pointe: nearly all of them run an architectural review committee, and nearly all of them care what color the frame is. That is not an obstacle, it is just a step: we assemble the product data, the Florida approval and the frame finish into one submittal, and we do not order glass until the committee has signed it off.
Estero incorporated in 2014 and runs its own building department, so an Estero address is not a Lee County permit. Different office, different fee schedule, same requirement: window and door replacement needs a permit and an inspection. We handle both.
Estero runs from Estero Bay to well east of I-75, and the required design pressure is not the same at both ends. Closer to the bay and the river, the numbers go up and the product has to carry a Florida approval that covers them. We check the pressure for your address first, which is why we will not quote a price over the phone.
Estero floor plans like glass: three-panel sliders onto screened lanais, transom windows over the front entry, picture windows across the great room. Those are the openings where aluminum frames earn their extra cost, because the frame can be slimmer for the same span, and they are also the openings worth protecting first.
Single-hung, roller, casement and fixed picture windows, measured to each opening and finished in an ARC-approved color.
Two- and three-panel sliders for lanais and pool decks, where most of an Estero home’s glass actually is.
Front entries with sidelights and transoms, and rear French doors, rated as part of the opening protection.
Every opening in one permit and one visit, which is the version that qualifies for a wind mitigation credit.
Worked to the association’s approved product list, color and access rules.
Village of Estero permit filed by us, plus the submittal package your committee asks for.
Single-family, villa and condo, on either side of US 41 and out along Corkscrew Road and Three Oaks Parkway. If your community is gated, tell us which one when you call, since it usually tells us what the committee will ask for.
Pricing does not change by city, it changes by opening. Expect $850–$1,500 for a standard vinyl impact window and $1,100–$2,000 for aluminum, with the large front and rear openings an Estero house tends to have running $1,800–$3,200. A standard lanai slider is $2,500–$4,500 and a wide three-panel is $4,500–$9,000. The full pricing breakdown explains what moves each of those.
These are market ranges for Lee County, not an offer. Your Estero price comes from the free in-home measure, in writing, and it does not change afterwards.
We cover Estero and the communities either side of it, from Coconut Point down to the Bonita line and east past I-75.
In a gated Estero community, almost certainly yes. Most architectural review committees have a list of approved frame colors and will want the product data sheet before work starts. We put the submittal package together for you and schedule around the approval rather than against it.
The Village of Estero runs its own building department, so an Estero address is permitted through the Village rather than through Lee County. We file it, meet the inspector and close it out.
It changes the rating. Design pressure requirements climb as you get closer to open water, so a house in West Bay Club needs a higher-rated product than the same floor plan further inland off Corkscrew Road. We confirm the pressure for your address before quoting, and the product approval has to cover it.
That is the most common house we look at here. Accordion and panel shutters met code at the time, but they only work if somebody puts them up, and the windows behind them are usually single-pane aluminum that the air conditioner has been fighting for twenty years. Replacing both at once solves the storm problem and the heat problem.
Yes. Condo work runs on the association's terms: approved product list, service elevator times, and often a window color that has to match the rest of the building. We would rather read the rules first than get stopped on install day.
Tell us which one and we will tell you what the committee usually wants.
Send your address and the best number to reach you on. We measure every opening, confirm the design pressure, and put the ARC submittal together at the same time.
